Swire has revealed its ambitious vision for the southern end of Brickell Key, which marks the final waterfront development opportunity on the island. This endeavor goes beyond constructing a tower to enhance the site's appeal; it promises to make a profound impact on Miami's skyline.
Introducing The Residences at Mandarin Oriental, Miami This grand preconstruction condo project comprises two distinct towers, with the existing Mandarin Oriental set to be replaced by a modernized and upgraded hotel. The development will encompass 151 guest rooms, 61 private residences, and 28 hotel residences, all housed within an iconic 400-foot tower. The design of this tower is meticulously crafted to seamlessly blend with the residential-only tower, creating a unified and elegant appearance.
The dedicated residential tower will rise to 800 feet on the southeastern side of the waterfront site, offering a total of 220 residences. This exclusive collection of homes will include layouts ranging from two to four bedrooms, characterized by generous floor plans, some spanning up to 4,700 square feet. The crown jewels of this development will be the two extraordinary duplex penthouses, each covering an expansive area of over 6,000 square feet.
It's worth noting that in December 2022, Swire sought FAA (Federal Aviation Authority) approval to construct a supertall structure reaching up to 1,049 feet. While that specific height wasn't realized, the 800-foot tower is still an impressive addition, accompanied by the smaller 400-foot hotel and residences. This separation between hotel element and year-round residences adds to the privacy and security of the development. In a statement, Swire assures that these towers will be "architecturally significant."
Kohn Pedersen Fox Associates has taken on the new design for this project, aiming to maintain the exclusivity that makes the current Mandarin Oriental a favored destination for celebrities and discreet travelers. Notably, the layout of the pool area makes it exceptionally challenging for paparazzi to intrude, even with long-range cameras.
Kohn Pedersen Fox Associates is also the creative force behind the upcoming One Bayfront Plaza in Downtown Miami, along with various other notable global projects. The interior design responsibilities have been entrusted to two distinguished Parisian designers. Tristan Auer will oversee the Residences, while Laura Gonzalez is responsible for the Hotel tower. The landscape design, including the exterior and gardens, will be crafted by the reputable firm Shma Designs from Thailand. While interior renderings are yet to be revealed, all three of these design teams have impressive portfolios and are making their debut in the Miami market, adding an exciting dimension to our skyline.
The Residences at Mandarin Oriental Miami is expected to launch sales in Q1 2024, with prices starting at $3.35 million. The earliest delivery of the residences is tentatively projected for early 2027. This timeline is a speculative estimate, taking into account the typical development process and Swire's construction commencement aligning with the launch of sales.
