Trump Hollywood Preconstruction Condos - Description

Trump Hollywood Condos will feature 2, 3 and S bedroom units, ranging in size from 2,070 square feet to over 4, 350 square feet of air conditioning living space and expansive terraces. Two exclusive Penthouse residences will offer over 7,000 square feet at the 40th level of the tower.
Three of South Florida's most prolific developers have joined forces to build Trump Hollywood Preconstruction Project, a 200-unit luxury condominium on the beach in Hollywood where prices will start at $1.5 million.
The 40-story contemporary glass tower, which will rise on a 5-acre parcel at 2711 S. Ocean Drive, is being developed by Miami-based The Related Group of Florida Inc., Boca Raton-based Ocean Land Investments and New York real estate mogul Donald Trump.
"Donald is a great partner," said Jorge M. Perez, chairman of The Related Group. "People associate his name with a certain level of finishes and amenities and quality, and I think he's the best marketing man in real estate."
Perez said Trump will be involved in marketing, unit design and quality control at the project.



Trump Hollywood will feature two-, three- and five-bedroom units ranging in size from 2,070 to 4,350 square feet. There will also be two penthouse units on the 40th floor of the building, each with more than 7,000 square feet. Preconstruction prices for the units -- each of which will have a private elevator and ocean views -- range from $1.5 million to more than $4 million.
The project's amenities include a two-story lobby, an oceanfront pool deck with spa and cabanas, tennis courts, a fitness center, valet parking and concierge service. The project will also have 240 feet of ocean frontage. The cabanas will be available for sale to residents; prices have not yet been determined.
Perez said that his target market is empty-nesters and Northeasterners looking for a vacation home. He expects about half the units to be sold to people who will live there full-time.
Trump Hollywood is not the first collaboration between Trump and Related. The two are building Trump Towers in Sunny Isles Beach, which is nearly sold out, and Perez said additional Trump/Related ventures are in the talking stages. He mentioned Jacksonville and Atlanta as markets the two developers are targeting. Perez also said the two might do a project in Palm Beach County.
The third partner in the Hollywood joint venture is Ocean Land Investments, which was founded by Jean Francois Roy, a developer of waterfront land who made news recently as the mysterious suitor for the oceanfront town of Briny Breezes. His portfolio of successful projects includes Aquazul, a 23-story condominium in Lauderdale-by-the-Sea and 2700 North Ocean, a 27-story condominium project on Singer Island.
Established in 1979 and known as a prolific condominium developer, The Related Group of Florida has projects valued in excess of $10 billion in its current development portfolio. The privately held company has built more than 55,000 condominiums and apartments throughout Florida.
Trump Hollywood Preconstruction Condos will take the place of a 200-room Holiday Inn now being demolished. Plans to redevelop the Holiday Inn have been on the boards for years.
After the travel dropoff following the Sept. 11, 2001, attacks, the owners shelved a plan to add four stories to the hotel and convert it to a Hilton franchise.
More recently, there were plans to redevelop it starting this summer, but the hotel closed after damage from Hurricane Wilma.
The architect for Trump Hollywood is Miami Beach-based Robert M. Swedroe Architects-Planners AIA PA. The international design firm of Yabu Pushelberg has been tapped to handle the interior design and furnishings for the building's common areas. The firm is known for its designs for Ritz-Carlton, Tiffany & Co. and the Mandarin Oriental Hotel Group.
Although Trump Hollywood is still winding its way through the governmental approval process, Perez is hoping to break ground in the winter of 2006. Project completion is slated for late 2008.
