Radius Preconstruction Hollywood Condos
The 12-story with penthouse level, 285-unit, "entry-level luxury" condominium and retail development in Hollywood, Fla. will be adjacent to Young Circle to the south and Federal Highway/US 1 to the east, just across from Arts Park and two miles from Hollywood beach. Groundbreaking is scheduled for October 2004, with completion slated for May 2006.
As an integral component of the vision of Bernard Zyscovich of Zyscovich, Inc., a highly-regarded urbanist consultant hired by the Hollywood City Commission/Community Redevelopment Agency (CRA) to revitalize Hollywood's downtown, Radius will be the first of several curvilinear buildings to make its imprint on the city, with its design to follow along the curve of Young Circle.
Radius, designed by Miami-based architectural firm Mouriz, Salazar & Associates, Inc., fits well into the new vision of high-rise/high-density, a plan that contrasts with the low-rise, small town atmosphere of Hollywood's existing downtown by increasing building heights and supporting greatly increased density. The objective of the city's redesign is to form a residential and mixed-use community surrounding ArtsPark that will attract more people to the city to live, work and play, which will lead to a healthier economy for Hollywood.
Radius Hollywood Real Estate Condos, is in the heart of what is becoming one of the most vibrant areas in South Florida. Hollywood's resurgence was stimulated by city officials, the Hollywood CRA and by recommendations made by a 1998 Urban Land Institute (ULI) study. The ULI panel explored how Young Circle could be redeveloped, what the housing and office development potential would be, and how the city could parallel the development taking place in Fort Lauderdale and Miami.
The city of Hollywood recently broke ground on the $14.7 million ArtsPark at Young Circle, a 10-acre area that will feature a 35,000-square-foot cultural facility as well as landscaped gardens, pathways and bridges, performance plazas, public art, a shaded promenade, historical kiosk, fountains and children's playground. In addition, just west of ArtsPark, Hollywood Boulevard is continuing to be redeveloped with trendy restaurants and shops.

With 19 floor plans of one, two, three bedroom and some loft units available, pre-construction sales at Radius will begin in June with prices ranging from $175,000 to $400,000. The units, ranging from 685 to 1,422 conditioned square feet, will have such amenities as stainless steel kitchen appliances, high-speed Internet access, expansive private balconies, ceramic tile flooring, washer and dryer, oversized closets, dual vanities in the bathrooms, ample storage, Roman tub and shower, hardwood flooring option and upgraded interior finish options. There are a variety of different views available, including scenic downtown Hollywood, the ArtsPark and the ocean.
Upon completion, Radius will have an expansive plaza deck; gathering room; a rooftop swimming pool overlooking Young Circle and ArtsPark; a tension pool; a fitness facility; an Internet cafe; a clubroom; valet service; access to 450 reserved spaces in a city-owned, controlled access parking garage; a lushly landscaped courtyard and ground level retail open to the public.
In addition, there will be 36,000 square feet of retail at the site, approximately 21,000 square feet along Young Circle and 15,000 square feet along Polk Street within a city-owned parking deck.
"Radius will help define the character of downtown Hollywood; a vibrant pedestrian friendly area with a complementary mix of residential, retail and office uses," said Steve Berman, president of FIRM Realty, which has developed more than 1.5 million square feet of real estate, including offices, shopping centers, rental apartments and condominiums in Hollywood.
Three years ago, FIRM Realty completed the development of La Piazza at Young Circle, a mixed-use development that introduced luxury rental apartments to downtown Hollywood and served as a catalyst for today's development of the area.
The project's interior and architectural design firm is Dallas-based Duncan & Miller Design. The award-winning company is one of the world's leading design firms, with extensive expertise in the hospitality, food and beverage, and entertainment industries.
Architectural firm Mouriz, Salazar & Associates, Inc. is a full service, award-winning architectural and planning firm with offices in Miami, Florida and San Jose, Costa Rica. Mouriz, Salazar & Associates, Inc. also designed La Piazza in 2000, the first project to be built as part of Hollywood's redevelopment.
